**The Challenge**

 The client was initially looking to create single storey office space within an existing industrial building. As discussions developed the client decided they would prefer two storey offices if possible. This however would create a clash with the horizontal steel ties forming part of the building structure.

**Our Approach**

Liaise with the client to understand their requirements and offer our advice on feasibility and Building Regulations implications.

 **The Solution**

 Using our past experience with this building we were able to provide a solution, with a new horizontal tie above the proposed first floor ceiling level with strengthening works to the existing rafters, to create a useable first floor space.

 **Key Features**

  • The provision of the new tie position and the strengthening works to the existing structure, were essential to the feasible use of the proposed first floor area.
  • We proposed steel beams and timber joists for the first-floor construction to ease buildability and these were designed to minimise the depth of construction.
  • Advise was given on the positioning of stairs in relation to escape travel distances.

The client gained the additional office space they required.

By making the structural alterations to the existing roof, the client was able to achieve over 400m2 of office space.

The proposed structural solution was cost effective and minimised disruption to the ongoing adjacent production operations.
